Important Note: This is a high-end property that follows all Las Vegas anti-party house regulations closely. Parties, live music (DJs, bands, etc.) and outdoor speakers are strictly prohibited. Please do not reserve this property without speaking with me first, as your booking request will be automatically denied.
Relax in the indoor hot tub or swim in the indoor heated pool to shelter from the sun or when it’s too cold. The indoor pools stay open year-round. Perhaps the larger 11ft x 15ft hot tub (which can also double as a kiddie pool) with LED colored waterfalls, is more your speed? Or maybe you’d prefer soaking up the Las Vegas sun in the outdoor swimming pool with two waterfalls trickling in behind you. Regardless of your aquatic pleasure, there is plenty of seating and lounging amenities for the entire family.

Early Check-In and Late Check-Out Policy
On Airbnb/VRBO/Booking/Tripadvisor, A Standard Fee of $50.00 will be charged for an early Check In or a Late Checkout

LVNBNB: No Additional Fees are charged for Late Check out or early Check In contingent upon another guest not arriving or departing on the requested date.
Pricing, Discounts, Splitting Payments and or Payment Arrangements:
Please arrange with my Property Manager in Las Vegas. Peter may be able to offer you an additional discount when booking. Please be aware that the prices may be more on Airbnb/VRBO/Booking/Tripadvisor and less on LVNBNB due to platform fees you were quoted.
Additional Photos and 3D Virtual Tour:
If you are interested in seeing a particular part of a property that is not included in the photo gallery or would like to see Items such as a floor plan, and or virtual tour may be available through the Property Management office.
Location, Proximity and The Exact Address:
We are about 10 to 15 minutes from The Las Vegas Strip and Conventions Areas. My Property Manager is able to give an exact distance from point a to point if you are arranging Limos etc. The Management Company LVNBNB will release the access code and address 1 or t Mondays prior to arrival.
Cleaning, Functionality and Kitchen Guarantees:
The property is professionally cleaned with each stay to your satisfaction and the management company guarantees the working order of the major components within the house. The LVNBNB Management Company will immediately dispatch additional cleaning or maintenance personnel should you feel the property is not cleaned properly and or if you find the property has an item which is not in working condition. Our Goal is to meet and exceed your maintenance and cleaning expectations with a very fast response time.
The kitchen guarantee allows you to spend up to $150 on a kitchen product should you need an additional item that the property does not have. Simply save the receipt, leave the kitchen item and take a photo of the item and receipt. Submit the receipt and picture through the LVNBNB Property Management Website for reimbursement.
Pool Heating and Usage:
These pools and Spas have the ability to be heated, but additional fees may apply. All properties include an allocation to use the pool and spa heaters. You will only be charged if you exceed the allocation. Additional charges range from 25 to 100 per day based on the desired temperature and outside temperature. An additional charge will most likely be charged in the winter and fall months. THE ALLOCATION IS NOT UNLIMITED AND THE POTENTIAL CHARGE IS BASED ON ACTUAL USAGE DETERMINED BY AN INITIAL AND EXIT READING OF THE GAS METER.

Events, Additional Undisclosed Vehicles and Guests
Events, and or other gatherings which may be disruptive to the neighborhood are not permitted unless approved by the Management Company. You will be asked to state the maximum number of people and cars which will be present at any given moment during your stay and the expectation is that you abide by the agreed number of vehicles and persons regardless of if they are staying overnight.
